If you’re on the lookout for affordable housing in Santa Cruz, California, this is not the story for you.

A tiny house, spanning a mere 328-square-feet sold for a whopping US$1.025 million, over 20 times higher than the average price of houses that size.

The price, the house’s listing on realtor.com appears to come down to one reason — “location, location, location!”

The tiny home, described as a “vintage bungalow” is located on a quiet street, close to Castle Beach, a slew of restaurants, the boardwalk and downtown Santa Cruz.

It probably helps that the house also sits on a 3,833 square foot lot, replete with some gorgeous green scenery.

According to Home Advisor, the average “tiny house” per square foot costs around $150, by which, this home in particular should cost just under $50,000.

Instead its cost per square foot has been calculated at $3,125, which is around CAD$500 more than the monthly rent for a two-bedroom apartment in Toronto.

This isn’t the first time a house of this size has been sold for so high a cost, In October, a 251-square-feet home in Newton Massachusetts went on the market for $449,000, according to McClatchy News.

In 2020, a tiny two-bedroom Toronto home that went on the market for CAD$1 million, sold for $800,000 over its’ asking price.
